Appointment Times

• Appointment lengths range from 30 minutes to 3 hours. Last-minute add-ons can be accommodated in most cases.

• Please ensure no cleaning, staging, or moving of items occurs during the appointment. Having cleaners or workers present during the session will result in a day-of cancellation fee of $20 and the property will need to be rescheduled.

• Homes must be people and pet-free during photography. If the property is not ready upon arrival, we will either shoot “as-is” or reschedule with an applicable return fee of $35.

• We do not clean, stage, or move items. Please ensure the home is photo-ready before we arrive by doing a final walkthrough.

• In case of traffic, photographer may arrive up to 30 minutes before or after the scheduled time. If delays exceed this window, you’ll be contacted via email or phone. We do our best to arrive on time!

Scheduling

• You’ll receive a Google Calendar invite once your appointment is finalized. Please review all details for accuracy.

• Cancellations must be made by 4 PM the day before the scheduled appointment to avoid a $20 cancellation fee. (This fee ensures our photographers are compensated for their reserved time.)

Property Access

• Supra Access: I, the sole photographer of Open House Media, have access to Supra Lockboxes. You’ll still need to provide the CBS code from your Supra eKey App:

  1. Open your Supra eKey App

  2. Go to My Boxes

  3. Select the box for the property

  4. Tap Program

  5. Scroll down to CBS and share the code shown (numbers only)
     Do not enable “Require CBS,” as this would block agent access.

• Lockbox/Combo Codes must be provided in writing (via text or email).

• In-Person Access: If someone is meeting the photographer, please ensure only one person is present and that they allow the photographer to work freely. We cannot work around children, families, or pets.

• Gated Properties: Please add Open House Media or Rori Prelli to the gate access list or send us the gate code via text/email.

Fees

• Day-of Cancellation Fee: $20 (for any cancellation made after 4 PM the day before).

• Trip Fee: $35 if we arrive but cannot shoot due to the property not being ready or accessible.

Preparing for Your Appointment

Please ensure the home is photo-ready before the photographer arrives. We will make only small adjustments, such as opening blinds, turning on lights, lowering toilet seats, and moving trash cans if necessary.
